Every Evoke project runs through the same five stages. The point is not process for its own sake — it is that each stage has a defined input, a defined output and a control that stops problems travelling downstream.

Stage 01 / Site intelligence

We start with what is actually there.

Measured survey, constraints, access, structure and services are captured before design decisions become expensive. The project starts with reality, not assumptions.

Stage 02 / Design intent

Every line has to survive contact with site.

Architecture is developed with planning, structure, budget and buildability in the room from the beginning — so beautiful decisions are also deliverable decisions.

Stage 03 / Coordination

Before site moves, the information must.

Technical design, structural input, services, procurement and construction sequencing are coordinated into one buildable information set.

Stage 04 / Construction

The drawing becomes a controlled sequence.

Site works are managed against programme, procurement, quality and design intent. Problems are surfaced early, decisions are recorded and progress stays visible.

Finished means closed out properly.

Straight answers before you commit.

One contract covers both the design and the construction, so a single team is accountable for what gets drawn and what gets built. You are not managing an architect and a contractor separately, and nobody can pass a problem across the gap between them.

Yes. We regularly pick up schemes with approved drawings, review them for buildability and cost, and take them through procurement, construction and handover as principal contractor.

Greater London and the M25 corridor. Recent projects include Merton (SW19), Lambeth, Wembley (HA9) and Hounslow (TW3).

Typically residential and mixed-use schemes from single-property refurbishment and extensions up to multi-unit new build in the £1m to £3m range, including facade retention and structural works.

Every project runs a weekly control view: programme position, procurement status, design decisions taken and works completed. You get the same picture the site team is working from, not a summary written after the fact.

Snagging, testing, certification and O&M information are closed out systematically, followed by a structured aftercare period for defects, so the project ends with a handover pack rather than loose ends.
