Haydons Road
Façade retention, partial demolition and ground-up new build behind the retained historic frontage, delivered as a single design and build package.
Overview
A constrained Merton site where the historic street frontage had to be retained while an entirely new nine-apartment building was constructed behind it.
Evoke took the scheme from survey and design coordination through to principal contractor delivery on site.
The challenge
Retaining a historic façade while demolishing and rebuilding behind it means the temporary works govern the programme. Access from Haydons Road is tight, the site sits on an active street, and the structural sequence had to be agreed before any demolition began.
How we delivered it
The façade retention scheme was designed and signed off alongside the demolition sequence, so site works followed one coordinated programme. Deliveries were scheduled around street access, and structural milestones were reported weekly against the build programme.
